Christopher Thomas are a firm of commercial property surveyor consultants and agents. We excel in the office industrial and retail sectors, with specialist niche knowledge in additional sub sectors of the commercial property market. The practice covers agency and professional work from our centralised Windsor office.
Our primary geographical area is The Thames Valley, Surrey, Berkshire, Buckinghamshire, Greater London and the London region. Client commissions and instructions take our expertise from local to regional and sometimes national level.
We act for small and large landlords, corporate clients, public sector, family property owners and tenants alike. Long term client relationships based on achievement and recommendation are key company driving forces, combined with a skill set, work rate and passion to succeed.
Our unrivalled knowledge in certain towns is based on direct transactional work over decades of economic cycles. With a wealth of information, some clients call us the mouth piece of the market place, acknowledged by the status of Accredited Expert Witness.
We’re often brought alongside marketing campaigns which require invigoration or are asked by existing clients to become involved as a sole adviser or as an addition to a team. We’re often brought in to negotiate rereviews, lease renewals and specialist valuations, probate or other formal valuation requirements.
A few examples …… agency wise
Dukes Court Woking a 215,000 sq.ft. iconic office close to Woking station. We accelerated a marketing campaign and let 60,000 sq.ft. of space moving office rents up by approximately 15% during a rapid and concentrated phase involving cold telephone canvassing, on site events and a new web site. Once 100% let, the premises were sold by our client to an American fund, who subsequently sold to Woking Borough Council.
Moving closer to Central London one of our first large commissions was the sale of the 187,000 sq.ft. industrial complex, Swan House in Park Royal for client Bic (UK) Ltd achieving nearly £2 million more than the client anticipated. We also disposed of Bic’s 3 acre site in Theale extracted them from a 40,000 sq.ft. lease liability in Hemel Hempstead, sold a factory in Dublin and acquired office premises there for them too. Last year we negotiated over £3miilion of savings and enticements for a pharmaceutical client in their relocation within Greater London (where we are subject to a landlord nondisclosure agreement).
Linking London to our regional market we have disposed of 4,500 sq.ft. of offices at Tower House Covent Garden London on behalf of clients Venntro , at a rent of £82.50 per sq.ft. – and acquired 13,000 sq.ft. of offices at Minton Place Windsor with a subsequent relocation into serviced offices. As a joint agent, we disposed of 75,000 sq.ft. of offices in Sutton at Sutton Park House for G4S just prior to the 2020 pandemic.
We’re delighted recently to have been appointed as lease advisory consultants to the 26,000 sq.ft. Riverside House Windsor, One High Street Windsor and Saxon House Windsor too, as well as letting agents at Windsor Trade Centre, and the 80,000 sq.ft Boyn Valley Industrial Estate Maidenhead also fully let.
We are delighted also to have been awarded Thames Valley Commercial Property Agency finalists successively in 2025 and 2026.
These awards are underpinned by our high level of professional qualifications too.
We work closely with the RICS On Line Learning Academy and Dispute Resolution Education teams in furthering RICS study and continuous professional development. Christopher was appointed to The RICS President’s Panel of Expert Witness Surveyors in 2025
We assisted landlords and tenants alike throughout the pandemic drawing relationships closer together, achieving excellent results. With decades of experience recent professional advisory tasks include retail rent reviews near Gloucester Road tube station, acquisition of retail premises in High Street Kensington valuation of industrial premises in Wembley valuation of the Sports England rowing facility at Caversham Reading an expert witness report submission in connection with an 80,000 sq.ft office between Maidenhead and Henley. Currently we are running a few 54 Act lease renewal cases for clients in Virginia Water, Surrey, rent reviews in Ascot and have recently settled a few rent reviews for prime retail in Windsor too. These are just a few examples.
