Totalling 26,000 sq.ft. the offices at Riverside House occupy a prime position in Windsor town centre, situated within two minutes of the High Street and adjoining The Riverside Station under the shadow of Windsor Castle.
Christopher Thomas carried out two rent reviews in the summer, one for our client Groupe SEB and one for another client, Eton Bridge Partners occupying 4,579 sq.ft. and 16,684 sq.ft. respectively.
The evidence for the reviews was based primarily on other rent reviews and open market transactions Christopher Thomas negotiated and completed in Windsor earlier in the town centre at Vista, Morgan House and Royal Albert House.
We had already set the highest office rent in the entire Thames Valley at £41 per sq. ft. at the newly renovated Morgan House opposite Madeira Walk in the vicinity known as Royal Windsor Central Business Quarter. The level of rent reflects the providence of the town with its international business appeal and edge of London location.
Through negotiation partly at the owner’s surveyor’s London office and in the process of carefully avoiding arbitration, the rent reviews at Riverside House were agreed in the mid £30’s per sq.ft.
The offices have excellent parking provision and are most conveniently located next to one of Windsor’s stations.
