On a regional basis Christopher Thomas act for Pears Property part of Williams Pears Bank. We were asked to advise and let a 2,000 sq.ft. Maidenhead town centre office.
Recognising a lack in supply of good quality second hand suites of circa 2,000 sq.ft. we were pleased to construct a transaction with US software clients moving from Windsor due to lack of supply, to nearby Maidenhead with a hand in glove move.
The landlord used partitioning, furniture and cabling infrastructure already in the suite and carried out various upgrade works to the common areas. In return the ingoing tenant was presented with a low cap ex move into well appointed premises.
This resulted in a content landlord who received an office rent close to £30 per sq.ft. and a more than comfortable tenant, able to focus on their business with limited relocation disruption.
Christopher Thomas quickly achieved a premium office market rent with very little void period.
